How e-ASR rows map to village rates — and where estimates still fall short.
Ready Reckoner (ASR) is the government's floor for stamp duty and registration — but the row that applies to your pin depends on village, land use category, and sometimes the survey number you attach at registration.
Finding the right row
Maharashtra publishes e-ASR by district and village. Agricultural, non-agricultural, and residential rows can diverge sharply within the same gaothan fringe. India Jameen tries to match your pin to the scraped database first; when no row exists, the model returns an indicative estimate flagged as unofficial.
- Match district → taluka → village exactly — spelling variants break lookups.
- Note the financial year on the ASR sheet you rely on.
- Separate agricultural ASR from residential when the pin is urbanising.
- Treat Gemini or model estimates as negotiation anchors, not deed values.
